Winter Weather Freeze Notice

The daily/nightly temperature will be dropping below freezing for several days, allowing conditions which could lead to frozen or burst water pipes in your house. To protect your home from frozen pipes during this time:

  1. Please drip your tub, kitchen and bathroom faucets to keep water flowing through the pipes. You do not have to use a lot of water to protect your plumbing. adjusting your faucet for 1 drip every 3 seconds is enough to keep the water moving through your pipes. Stop dripping your faucets when the daily high temperature is above 35 degrees.
  2. Do not allow your sinks to overflow! Watch the sinks where you are dripping faucets! IF they are clogged, they will overflow causing water damage! If your sink is leaking inside the cabinet, please call EPM and we will make a repair.
  3. Keep the heat in your home at a minimum temperature of 65 degrees. If your heat is not functioning, please alert EPM.
  4. Do not allow your utilities to be turned off during this time. It is crucial utilities remain on at your property during this deep freeze. If you have useable plumbing in an unheated area of the house, such as garage or outbuilding, please take precautions to keep those areas from freezing.

Should a pipe burst in your home, turn off the main valve inside your house (if possible) and call MLGW's emergency contact number at 528-4465, then please call EPM at 901-260-0206, extension 2, and a plumber will be dispatched to make a repair. Please CALL do not use online tenant portal in an emergency. Let the emergency contact know if there is wall or flooring in need of dry out while on the call.

Do you know the location of the main water shut-off valve? Newer houses have the main shut-off valve in a utility room, under a sink cabinet or on any downstairs closet. If a pipe bursts in the house, shut off the main water valve in the house to stop water flow.

If you turn on the faucet and nothing comes out, don't panic- the pipe may frozen but not yet be burst. Plumbers cannot make a repair to plumbing which is frozen but not burst. You'll have to wait until it thaws or shows evidence of a burst to call in a repair. Do not leave your faucet on full blast, or when it does thaw, the faucet will flood the house.

Please do not use space heaters overnight or unattended as they may cause fire. Do not use space heaters near any flammable material. Check your Smoke and Carbon Monoxide detectors for proper functionality- change batteries.

As is the case with any serious emergency, the proper authorities — 911, fire department, police department, etc. — should be notified prior to calling our maintenance line.
